What Causes Fire Safety Defects

Most fire safety defects in new residential construction trace to three causes: poor design coordination between services and structure before construction; unregulated installation trades where no licensing requirement exists for fire stopping installers; and inspection gaps where certifiers and builders rely on self-certification by subcontractors. Common fire and life safety defects include: unsealed or incorrectly sealed service penetrations through fire-rated walls and slabs; non-compliant fire doors and frames; inadequate or missing fire stopping products; and substandard bounding wall construction that fails to achieve the required fire-resistance level.

Defect Rectification Management

Finding and reporting the defect is one thing. Getting it fixed, efficiently, compliantly and within a defensible cost, is another. EBS manages defect rectification from scope preparation through to final inspection and certification. We prepare scopes of works, tender and engage qualified contractors, administer contracts, inspect rectified works and certify completion. Where the defect is disputed or the builder is resisting rectification, we provide the technical evidence and project management support to drive the outcome. This service also extends to manage the original builder rectifying the works with their own trades and ensuring compliance with the NCC and Australian Standards.
